About Us: Lanthorne Homes by Front Light Building Co is a semi-custom residential builder dedicated to creating innovative, beautiful, high quality and functional homes. As part of Front Light Building Company, we pride ourselves on our commitment to excellence, community engagement, and forward-thinking solutions. Front Light Building Co. is a premier construction and development firm with projects spanning residential, commercial, and mixed-use developments, aimed at enhancing the communities we serve.

Role Overview: We are seeking a Residential Pricing Analyst to join our fast-growing, highly congenial workplace. This role is responsible for analyzing and determining the optimal pricing for construction materials, services, and projects to maximize profitability while remaining competitive in the market. This role requires a strong mix of data analysis, market research, and collaboration with cross-functional teams to develop pricing strategies that align with company objectives. The ideal candidate will use analytical skills to assess internal and external data, forecast pricing impacts, and recommend adjustments that balance cost, customer demand, and profitability.

Key Responsibilities:

  • Price Strategy Development: Analyze construction cost data, market trends, competitor pricing, and customer demand to create and refine pricing strategies for building materials and services, ensuring alignment with FLBC's financial and operational objectives.
  • Data Analysis: Review internal sales, operational, and financial data to evaluate pricing effectiveness, uncover trends, and identify opportunities for optimizing revenue, costs, and profit margins across various construction projects.
  • Cost-Benefit Analysis: Collaborate with finance, operations and construction teams to assess pricing structures, ensuring that prices account for manufacturing costs and desired profit margins, while also maintaining competitiveness in the market.
  • Market Research: Regularly track competitor pricing, industry benchmarks, and broader market trends to recommend adjustments to pricing strategies, ensuring that FLBC remains competitive in terms of construction costs and value.
  • Forecasting: Analyze historical data and pricing trends to forecast the potential impact of pricing changes on construction volumes, cost efficiencies, and overall profitability, providing actionable insights for pricing strategy adjustments.
  • Pricing Models and Tools: Develop and implement pricing models, tools, and software systems to test various pricing scenarios, including tiered pricing or volume-based discounts, ensuring pricing strategies are optimized for production efficiency and market competitiveness.
  • Collaboration: Work closely with cross-functional teams, sales, marketing, and finance, to align pricing strategies with construction schedules, product availability, and seasonal demand, ensuring smooth implementation across departments. Collaborate with outside trade partners, architects and engineers, to read blueprints for value engineering and construction feasibility analysis.
  • Reporting and Recommendations: Generate and present regular reports on pricing performance, highlighting key metrics, cost impacts, and market competitiveness, and provide data-driven recommendations for pricing adjustments to senior management.

Qualifications:

Education and Experience

  • Bachelor's degree in Construction Management, Business Administration or a related field
  • Minimum of 3-5 years of experience in residential semi-custom pricing role in the construction industry.
  • Familiar with construction management software (BuilderTrend preferred) and Building Information Modeling (BIM).

Skills and Competencies

  • Strong analytical skills with proficiency in data analysis tools (Excel, Tableau, etc.) and a deep understanding of pricing strategies such as price elasticity, competitive pricing, and price optimization.
  • Knowledge of the construction industry, market trends, and competitor pricing strategies.
  • Excellent communication skills for presenting pricing insights to leadership and cross-functional teams.
  • Ability to collaborate effectively with various departments to drive company-wide pricing strategies and goals.

This role is ideal for a candidate who thrives in a data-driven environment, has a keen understanding of pricing dynamics in the construction industry, and enjoys making strategic decisions that directly impact company profitability.

This position offers a competitive salary commensurate with experience, along with a comprehensive benefits package. The successful candidate will join a dynamic team in a fast-paced, growth-oriented construction firm committed to delivering high-quality projects on time and within budget.
